A 5.6ha site on land to the west of Wythall, which could come forward for either residential or employment uses.
This indicative layout illustrates how the site could come forward for employment uses. It is anticipated that these employment uses will focus on class E – g (ii,iii) (Light Industrial and Research and Development), B2 (General Manufacturing) and B8 (Storage and Distribution).
Regarding the potential for B8 use, the site benefits from excellent linkages to Birmingham and the M42 and could therefore help to contribute to the recommendation in the 2022 Housing and Economic Needs Assessment that further allocations may be necessary to address the qualitative gap in supply for occupiers who want to be in close proximity to Junction 3 of the M42.
